Project Overview

Our team played a key role in the redevelopment of the former ALCO plant and a brownfield site in Schenectady, NY. There were multiple contracts on the site which included site work for a $330 million Rivers Casino, two hotels, an apartment and townhouse complex, and the excavation of a harbor on the Mohawk River. We were responsible for site preparation, including earthwork and the installation of water, storm, and utility lines. Despite harsh winter conditions, our crews worked continuously, adapting to evolving designs to keep the project on track. Key site work included dynamic compaction excavating for foundation work, fine grading of building space—including the 43,000 SF gaming floor. The new harbor was constructed using sheet pile walls and the excavation of 50,000 CY of material.

CHALLENGE

Throughout the life of the project, the 80-acre site and specifically, the 150,000 SF casino building, was active with numerous contractors working simultaneously. Constant design changes and the need for seamless coordination between vendors required clear and proactive communication to prevent delays. There were also many environmental challenges with working on a brownfield site in close proximity to the Mohawk river.

SOLUTION

Our team played a critical role in identifying and addressing potential issues, particularly those related to the parking garage, ensuring that adjustments were made before they impacted the project timeline. We focused on mitigating environmental risks by maintaining open communication and aligning schedules among all stakeholders, which helped mitigate challenges and streamline execution.

RESULT

We successfully managed contractor coordination, ensuring all the projects were completed on time and within budget. The Rivers Casino site opened shortly after the anniversary of its groundbreaking, now employing over 1,000 staff members and contributing to Schenectady’s ongoing economic revitalization as one of the city’s most significant development projects.
